Roofing and Private Equity
Mesaris notes that around a decade ago, private equity firms began acquiring HVAC and plumbing companies at a rapid pace. But now those private equity firms are eyeing a new division—roofing.
“Being on ServiceTitan is a key component that the private equity firms are looking for,” Mesaris says. “They’ve seen the model built out with HVAC and plumbing, and they know the CRM.”
LB Capital's model is built on rapid growth and strategic exits. Their approach includes partnering with smaller roofing companies, implementing ServiceTitan and standardized processes, scaling the companies, then preparing them for private equity acquisition.
This is accomplished quickly using a model tenant.
“Munz Roofing and Siding is our longest held roofing company at a year and a half old,” Mesaris says. “We’ve worked out all the kinks and gaps and figured out the build-outs in the Munz tenant. As partners come on, within three months we have them completely live in ServiceTitan.
“If there are other companies out there are looking to do the same model, then they can save so much time at sign-up by having this tenant,” Mesaris adds. “You perfect it, then execute on it each time that you start up a new company.”
ServiceTitan Features for Roofing Company Growth
With eight roofing companies currently under their umbrella, LP Capital utilizes ServiceTitan as a central hub for every aspect of their business operations.
“We have a centralized call center with chat and bookings all integrated,” Mesaris says. “We have Dispatch Pro, which we utilize to build out the AI data on our sales team and their conversions. We have all of our accounting on there. We've built out every single thing needed, and we don't use any outside services other than ServiceTitan.”
Other ServiceTitan features LP Capital leverages include reports, Marketing Pro, and invoicing with good-better-best options.
“ServiceTitan has everything we could possibly need to run a $30 million roofing company efficiently and track all of our KPIs, track our marketing attribution, and make sure we're making the right decisions,” Mesaris says.
LB Capital’s Workflow
If you go on a shop tour at LB Capital, you won’t see any pens or paper.
“If you're not on Service Titan, you have to realize how much inefficiency you have,” Mesaris says. “With the pen-and-paper method, if someone got hit by a bus, where would their data be and how would you pick it up?”
LB Capital builds scalable, repeatable, and documented workflows through ServiceTitan. CSRs book calls, then Dispatch Pro determines the best salesperson for the job. If the job is sold, it goes into the Projects tab, and the production team is alerted.
“The production process starts immediately,” Mesaris says. “And that’s pulling the permit, ordering the dumpster, looking over the pictures and notes that have been uploaded in ServiceTitan, ordering the material, and scheduling the sub. With our process and efficiencies we've been able to utilize in ServiceTitan, we’re getting roofs on homes within 48 hours of the sale.”
Tips for Roofing Companies
The most efficient process in the world won’t matter if you can’t get the phone to ring.
“The first step is getting the phone to ring and booking that lead, and that’s where Marketing Pro is a huge asset,” Mesaris says.
With Marketing Pro, you can view attribution on all campaigns, and reallocate budget in real time to the tactics netting the best ROI. Once the work rolls in, the Projects feature is critical.
“At any given time, I could go into my projects tab and know where a project is because everyone in the organization has their notes in there,” Mesaris says.
While ServiceTitan is an investment, Mesaris notes it’s one that pays off quickly.
“What is it costing you to not have ServiceTitan?” Mesaris asks. “What is it costing you when your CSR is managing three different portals and loses a call due to the inefficiencies of doing that? You could lose $30,000 on one roof. If you don’t have the data to make the right decisions, you’re losing money every day.”
